GRIMSBY Seafood Village has been put up for sale with a guide price of over £4 million.
Opened in July 2012, it heralded a new era for the Grimsby seafood sector, helping to bring it into the 21st century.
The project was the brainchild of three local fish merchants, Peter Dalton, Gary Cadey and Lea Kirwin who, despite formidable obstacles, brought it to a successful conclusion.
Joint managing director Pete Dalton told Fish Update that they now felt this was the right time to put it on the market.
‘We achieved what we set out all those years ago and created something of which we think Grimsby can be proud,’ he said. ‘But essentially we are fish merchants at heart, not estate managers.
‘We have already had one or two inquiries, but are not rushing to sell. We would like to see it go to someone who has a passion for the industry and this type of development.
‘The village has 21 seafood processing units and it is 95 per cent full, with some top names as tenants.’
The village is being marketed through property agents Clark Weightman of Hessle, near Hull who describe it as being ideally located, with excellent occupancy levels for national and international supply chains.
It has a current gross annual income of £424,000 with ‘fixed uplifts’ and a long leasehold.
The idea of creating a modern seafood village to replace the decaying old Grimsby fish dock area was conceived more than 15 years ago when Dalton and Cadey, during a Sunday morning stroll along Cleethorpes beach, felt that unless something was done, the port was in danger of terminal decay.
‘We both had a passion to create something better for our industry,’ said Dalton.
The project secured a £1 million grant from the European Fisheries Fund, which was the trigger for work to start.
But as it was half way towards completion the company building it collapsed, threatening its survival.
However, they quickly found a new builder and the project was saved. The village is now regarded as the UK’s best one-stop shop for seafood processing.
